Park Street

Park Street

Objectives and philosophy of the project
This was a family of five in a three-bedroom workers cottage that needed more space as their family grows. We did our best to find a viable solution to meet our clients wishes by finding practical solutions to work with the overall project goals whilst working towards the heritage preservation keeping as much of the heritage fabric as possible. The overall project was to generate a simplified sustainable design and building process to create a comfortable and practical home.
Park Street Project
Description of works
This project was a relocation and extension including new stumps and stairs. A three bedroom to a four bedroom. An extension of the original dining room to create a more spacious living and dining area. Removal of the kitchen wall to connect to the living/dining creating overall open plan living. Installing a pressed metal splashback to add to the overall aesthetics. Additional to the extension a rumpus room was added. A removal of a separate toilet and added to the existing bathroom. Finally, a back deck with bi-folds that continues the open plan living. Retaining the cast iron verandah lacework by removing and replacement to ensure it wasn’t damaged.
Chronological summary of critical steps in the project
The relocation was the first step of the project, it was moved approximately half a meter creating better access for cars followed by stumping. The toilet was removed from the separate lavatory and installed in the existing bathroom followed by the removal of the kitchen wall to look onto the now lounge/dining area. The entire back walls of the house were then removed and the extension of the back of the house extending the original dining area to add the lounge along with a rumpus off the living area. A laundry was added off the dining room and finally the installation of the roof and back deck.
Summary of the major problems encountered and how these were overcome
Upon redesigning of the roof and extension there was a reduced ridge line creating a diminishing valley on two sides of the house generating a water flow problem for disbursement of water during heavy rain. Rain heads were installed to both sides of the house at the collection point to overcome this issue.

Our sympathetic design and planning approach has extended the life of this home that we feel has been improved to suit a modern lifestyle without losing its character. This is consistent with the heritage values of Ipswich and keeping the continuity of the Streetscape from front to back.
